Landlord Fees:

We offer tailored solutions to meet your requirements, with most landlords choosing the “Let Only” or “Fully Managed” option. If you require a more bespoke option we are happy to discuss this in more detail with you.

• Thorough applicant vetting process for prospective tenants including referencing & Credit checks.
• Right to Rent check
• Preparing & providing tenancy agreements (including arranging guarantors where necessary)
• Taking tenants first rent payment & assisting with direct debits / standing orders.
• Taking the tenants deposit and registering this with the TDS (Tenancy Deposit Scheme)
• Regular sector updates
• Copies of relevant documentation being made available to landlords & tenants
• Preparation of property inventory
 

Landlords will be responsible for managing the day to day activities associated with the tenancy from the point the tenancy commences. If you require us to carry out an inspection, assist with any paperwork such as serving notice, we will do this at an additional cost.

Let Only initial set up fee

£500 + VAT (Minimum fee)

 

*Please note Let Only initial set up fee is the equivalent of 1 month’s rent + VAT but subject to a minimum fee of £500 + VAT.*

Fully Managed service is the most popular option and includes everything in the Let Only service as well as the following:

Key Holding
Acting as a point of contact for tenants and landlords
Rent collection
Day-to-day management and maintenance of your property
Out of hours service
Arranging repairs and maintenance to be carried out by independent, vetted and competitively priced contractors
Quarterly inspections & reports for the duration of the tenancy. Copies will be provided after every visit
Serving of notices where applicable and necessary
Organising and negotiating end of tenancy dilapidation claims and deposit returns
Landlord income and expense statements
Smoke alarm & Carbon monoxide detector checks
End of tenancy check out report

This option provides peace of mind and our periodic checks ensure that you receive regular updates throughout the duration of tenancies. Landlords permission will always be sought before any repair work is carried out, except in extreme cases that may need to be dealt with immediately. Maintenance works carried out on behalf of landlords will be recharged.

Fully Managed initial set up fee

Monthly management fee *

12% + VAT

 

*Percentage of the monthly rent. This is a monthly commission calculated as a percentage of the monthly rental amount, for collecting and remitting the monthly rent received, deducting commission and other works, and supplying monthly statements.

Example: Monthly rental amount is £500 – Our fee is 12% + VAT = £72 Total paid to landlord would be £428 – Agents commission would be £72.

Arranging an EPC (carried out by a qualified & local assessor)

Property Inspection report unfurnished (if you choose the Let Only Service)

£75 + VAT (per inspection)

Property Inspection report furnished (if you choose the Let Only service)

Renewal of an existing tenancy

£50 + VAT

Duplication of keys

Re-Letting the property

Arranging Gas Safety Certificate (Carried out by a qualified local tradesperson)
